Assessors have 3 months to act (silence = denial). You then have 3 months to appeal to the ATB โ€” informal small-claims style procedure for most homes.

Why does my bill only show an assessment in winter?
Most towns bill quarterly: Q1/Q2 are "preliminary" estimates; the Q3 bill (late December) is the first "actual" bill with the new assessment โ€” which is why the abatement window opens then and closes February 1.
What evidence do assessors credit?
Record-card errors first (wrong sqft, extra bath, finished attic that isn't) โ€” bring photos. Then comparable sales near January 1 of the prior year, and lack of uniformity with similar neighbors.
What is the ATB like for homeowners?
The Appellate Tax Board's informal procedure is designed for self-represented owners: small filing fee, relaxed rules of evidence, hearings often under an hour. Many cases settle with the assessors before hearing.
Doesn't Proposition 2ยฝ cap my taxes?
It caps the town's total levy growth, not your individual bill. If your assessment rises faster than your neighbors', your share of the levy grows โ€” that's exactly what an abatement fixes.
Where do I find comps?
Your town's online assessor database (most run Vision, AxisGIS, or Patriot portals) lists every sale and record card. MassGIS also publishes the full statewide parcel dataset free โ€” filter it to your neighborhood in Excel.
